Per Diem Property Management

Perfect way for you to unplug while on vacation or somewhere that requires your full attention. Even if it’s only a day! Daily Prorating will be applied where needed.

Automated Pricing Setup: Integrate PriceLabs, a revenue pricing tool to optimize pricing strategy. Ensure you automatically capitalize when Taylor Swift comes to town for New Years Eve with the highest ADR.

Avenger Team Review: We will meet your cleaning lady, handyman, inspector, and runner to initiate a relationship. As needed we will upgrade the team to ensure a 5 star experience for your guests.

Inventory: We will conduct a comprehensive cross-comparison between our standard operating list of items and the content of the home. Our goal is to ensure that every item on the list is present and accounted for. If any items are missing, we will promptly order to ensure the house meets our high standards of hospitality.

Walkthrough with Cleaner: Conduct extensive walkthrough of property to ensure all aspects are in order prior to launch. Address any remaining tasks or adjustments required, such as fine-tuning the setup, ensuring cleanliness, and verifying that amenities are readily available

Security Systems Setup: Protect yourself and your guests! Security systems including Ring cameras, doorbells, Wifi, and Smart locks, are all essential ingredients in any thriving STR/MTR business. We coordinate and oversee the installation of all Security systems

Guest Communication & New Inquiry Management:

Set up all automatic guest messages for new reservations, check in instructions, guest questions, informational messages about the logistics and quirks of your property including garbage pick ups, laundry tips, as well as check in and check out times.

Answer all questions from guests and inquiries.

Existing bookings: We are here to support you in managing your existing bookings just as soon as the above Security Systems Setup and Listing Refresh is complete.

Active/Established STR unit onboard: $500
List Ready or Nearly Ready Onboarding fee: $1000
Blank Slate/From Scratch - $2000 (up to three rooms- $200 per additional room/large amenity) plus design and any other contracted expenses/tasks needing to be done at their costs.
